Passive fire protection

Where fire stops.

Firestop sealing, service penetration protection and fire-rated joints. Code-compliant compartments, executed with rigour on your sites across Belgium.

Where we work

Every penetration is a breach.

Wherever a cable, pipe or duct crosses a fire-rated barrier, fire resistance is broken. We restore that resistance, point by point.

01

Cable penetrations

Cable trays and single cables through walls and floors.

02

Pipework

Combustible and metal pipes, intumescent collars and wraps.

03

Ventilation ducts

Ducts and service shafts crossing compartments.

04

Linear joints

Connection and movement joints between walls and floors.

About

Compartmentation is all we do.

ZAYOUN specialises in passive fire protection. We seal openings in fire-rated walls and floors to stop fire, smoke and gases from spreading from one compartment to the next.

Every cable, pipe or duct penetration creates a breach in a barrier's fire resistance. Our job is to restore that resistance with the right system, installed by the book and documented for building handover.

We work alongside general contractors, installers and engineering offices, from structural works to finishing.

FAQ

Frequently asked questions.

The essentials on passive fire protection and our work.

What is passive fire protection?

Passive fire protection stops fire, smoke and gases from spreading between compartments. It relies on compartmentation: fire-rated walls and floors whose every penetration is sealed so it keeps its fire-resistance rating.

What do the EI 30, 60, 90 and 120 ratings mean?

The EI rating is the number of minutes a barrier keeps its integrity (E) and insulation (I) against fire. EI 30 means 30 minutes, EI 120 means 120 minutes. The firestop system must match the rating required for the penetrated barrier.

Do you work across all of Belgium?

Yes. ZAYOUN works in Brussels, Wallonia and Flanders, on all types of construction and renovation projects.

Do you provide installation documentation?

Yes. We deliver technical data sheets and a record of every treated point, required for building handover and fire-protection traceability.

Who do you work with?

We work alongside general contractors, installers and engineering offices, from structural works to finishing.

Which systems and brands do you install?

We install tested systems with European Technical Assessment (ETA): mortars, intumescent sealants, foams, collars, wraps, pillows and ablative coatings from recognised manufacturers such as Promat, Hilti and Flamro.
